Preston plans tweaked as Gleeson steps in

Permission is sought by the developer to change a consented first phase at land south of Bartle Lane from 55 homes to 80, with more emphasis on entry level homes.

Preston City Council will consider the proposals from Gleeson Homes and advisor PWA Planning on 9 January, with a recommendation to approve.

Hollins Homes, which is in administration, secured a hybrid consent in November 2022, covering outline consent for up to 195 homes and detailed approval for 55 homes at the Bartle site.

Gleeson has now acquired the phase one parcel, and wants to alter the make-up of the housing within, to offer more starter homes at the project, which sits within the North West Preston Strategic Location.

The overall layout of the scheme will remain largely unchanged, said planning officers, with access, play area, pump station and other elements unaltered.

The amendment proposes nine house types, offering 30 two-bedroom homes, 43 three-bedroom homes, and seven four-bedroom homes.

The 55 homes as consented were made up of six two-bed homes, 22 three-bed homes, 20 four-bed homes and seven five-bed homes.

Approval is recommended, subject to a Section 106 agreement securing 30% affordable homes, a contribution to the east-west link road, and transfer of a small parcel of land to the council.

This development will be a catastrophe for the local area if it goes ahead. Power cuts and road flooding are already common because of nearby building. No pavements or services in place. A quiet rural area destroyed by an unwanted and completely in-appropriate build, it’s truly heartbreaking.
