Plans lodged for 59 affordable homes in Runcorn
More than six acres of Woodfalls Farm off Stockham Lane will become a neighbourhood under proposals submitted by Gormac Developments and Sovini Group.
The project is designed by Falconer Chester Hall and features 32 two-bedroom and 27 three-bedroom houses. All of the homes would be designated affordable.
In addition to the houses, there would also be a large public green space with new trees planted. The green space is necessitated because this section of the site is a no-build zone, due to an ethylene pipeline that runs through it. The landscape designs for the project are by Layer Studio.
The proposals also include 86 car parking spaces. Cars would be able to access the site from Stockham Lane and from Brookvale Avenue North.
Enabl is the planning consultant for the scheme.
The project team also includes Redmore Environmental as air quality consultant, Hann Tucker as the noise consultant, Cornerstone as the utilities consultant, and Vectos as the transport consultant.
Tyler Grange is providing advice on arboriculture, ecology and shadow appropriateness.
Clancy is the consultant for drainage, flood risk, and geoenvironmental concerns.

The green space doesn’t appear to be overlooked at all – with the new houses turning their backs on it, creating a lack of ownership and inviting anti social behaviour. Deary me. Repeating the same mistakes of the past that continue to blight the area.
