Peel starts Pomona Island consultation
The public can now have its say on outline proposals to transform the mostly empty 25-acre strip into a neighbourhood of up to 2,600 homes with blocks up to 35 storeys.
Peel Waters emphasises that its plan for Manchester Waters is landscape-led, with 15 acres reserved for public space, five of which would become a dockside park.
The developer is seeking views before it submits an outline application to Trafford Council.

Included in the 2,600 homes would be up to 100 care beds, 200 hotel rooms, and student beds.
In addition, 750,000 sq ft of flexible office and retail space across the blocks is proposed.
Peel is working alongside John Matthews Architects, Re-form Landscape Architects, and Turley to bring forward the scheme’s application.

Pomona Island, in between the Bridgewater Canal and Manchester Ship Canal, stretches from Castlefield towards Old Trafford, where it meets X1’s complete Manchester Waters.
Peel first revealed plans for the land in 2021, but no plans were lodged, and progress stalled.
Two tram stops, Pomona and Cornbrook, bookend the site, while the island will be lined with cycle routes and walkways.
The consultation for Manchester Waters will run to October 8.


Be great to see some leisure attraction which makes use of the water and land to. Maybe a small museum playing homage to the docks which could have a few boats moored as attractions to.

How is X1’s Manchester Waters complete?? Anyone who goes past there on the tram everyday can tell that X1 just got to a certain point and went, “Yeah, that’ll do I suppose”. There was meant to be 5 towers and there’s 3 and the last one has been left completely without landscaping, looking out onto a litter strewn disused building site. Not exactly ‘complete’ is it?

Build the tallest of the high rise centrally please. Shorter height buildings to radiate out from them. The shortest on the perimeter. Everyone mostly gets a good view and pools of daylight.

Pleeeeeease can we have anyone but Peel developing this. Capital & Centric, Renaker, Salboy – all a million times better at development, urban regeneration and placemaking than Peel, whose architecture and designs look fresh out of 2005. This is a significant opportunity for Manchester – you only have to look at what Peel has already developed on the island to see that they really do not recognise or even care what a massive opportunity this site is for the city and region.

Just like i said its should go taller i also think this area has lots of potenetial,the island looks like a mini manhattan island and it could be the canary wharf of the north it would be a combination of manhattan island and canary wharf but we will have to make lots of tall skyscrapers taller than 150m and 200m if we want this to happen the taller the better as long as they are good designs and not boring ones like simpson haugh

Another reason this should be better is that we need a proper grid roud layout not wriggly roads because we need the type of roads they have in canary wharf and its should also be a luxury tower and a office skyscraper i think its about time,i also agree with anonymous at 11:44 am too, i also think manchester needs to start building buildings higher than 150m not more below 150ms and Tom also said its should be a much better development and swe should also remove the blocks behind the two tower because they look hideous and instead place another tower and a pier there

I agree with giant skyscraper fun, we need a Canary Wharf of the north. Salford quays unfortunately isn’t it. We got one shot to do it properly, it should be a destination which attracts, large and small businesses, professionals, families and tourists. It should be a premier area like Canary Wharf. A destination when people come Manchester they go to visit it and area for the locals to enjoy too!

Parking provision for new developments is greatly insufficient and has proved to cause a costly problem for Wirral Borough Council, who have had to take drastic measures to prevent surrounding roads to become obstructed.

The tram line from media city to Salford crescent might never be build, even if it is its in a queue behind other developments and the 1st of them the east didsbury to Stockport tram extension is only starting to be built in 2030, so if it is built it might not be in our lifetime. So build a footbridge linking Cornbrook tram stop and Ordsall, be quicker and cheaper than the tram extension.

Very disappointing. This site needs architects with the stature of Foster and Partners or Zaha Hadid architects. Manchester already has too many buscuit boxes. To be credible on the world stage Manchester needs architects recognized around the world. Choosing Foster and Partners for Stretford Man United stadium is a great choice.
