Peel Land forges ahead with motorway junction industrial
The landowner is working up plans for 323,000 sq ft of sheds on 22.4 acres off Junction 4 of the M61 in Bolton.
Peel Land has lodged an EIA Scoping Report with Bolton Council, the precursor to a planning application.
The site in question is located north of Salford Road and the 4m sq ft Logistics North and east of Watergate Lane. In 1994, it was the subject of plans for a golf driving range that were rejected by the council and the dismissed at appeal.
Peel Land’s outline plans for the site would feature buildings up to 22 metres in height. Further details on the site’s configuration are not available as yet.
A spokesperson for Peel Land said: “Peel Land is preparing a planning application for a new employment development on land at Junction 4 of the M61, adjacent to Logistics North. The proposals would support up to 380 jobs across a range of roles, helping to create new employment opportunities for people in Bolton.
“The scheme sits adjacent to Logistics North and within the Northfold Growth Area, identified by Greater Manchester Combined Authority as a key location for employment and economic growth. The aim is to bring forward new jobs and support long-term investment in Bolton and Hulton.
“This proposal relates specifically to land at Junction 4 and is separate from other applications being progressed in the wider area, including those at Lee Hall and Hulton Park.
“The planning application will be submitted in due course, which will then be subject to a statutory public consultation by Bolton Council. A pre-application public consultation with site neighbours and local councillors has already been undertaken, with feedback being incorporated into the plans. Asteer Planning is advising on planning matters and AEW Architects is leading on design.
The scheme is located one junction along from another Peel project, the 1,450-home Lee Hall, which also features plans for 270,000 sq ft of employment space.

That’s another 380 cars on the roads, twice a day, around J4, along with more trucks on the roads that can’t even cope now. Peels determination to overdevelop the Hulton / Westhoughton area holds no bounds.
