Patterdale Hotel up for grabs for £4m
The Lake District hotel dates back almost 400 years and offers 60 en-suite bedrooms for visitors to Ullswater.
Colliers is marketing the hotel, which sits on more than 40 acres of land in the national park, seeking offers in the region of £3.95m.
The building was last traded for £1.27m in 2001, according to HM Land Registry.
Choice Hotels, which operates three hotels in Blackpool, is selling the estate. A similar hotel under the same ownership in Keswick has also recently come to market.
According to the agent, the hotel had a net turnover of £1.95m from June 2024 to June 2025.
Originally built in 1626, the three-storey hotel features Lakeland stone walls beneath a pitched slate roof, made of locally sourced materials.

It features the ‘Place Fell Inn’ lounge bar and snug, which hosts 56 people. A restaurant seats a further 66 covers.
A 25-bedroom staff accommodation block is also on site in the form of a converted two-storey barn, while a detached manager’s house is located to the rear of the hotel.
