One Heritage and Primus win Salford approvals

Tweaked plans for Greengate to house the city’s tallest building in a 542-home development have been given the green light, along with a £36m, 165-strong scheme in Ordsall’s Worrall Street.

Place North West reported last week that listed developer One Heritage had appointed contractor Midgard to take forward construction of the 55-storey skyscraper at Greengate and New Bridge Street.

One Heritage had initially secured consent for the £163m development in January 2020, before the Covid pandemic prompted a design rethink.

The plans that went before Salford City Council’s planning committee yesterday outlined the intention to build out two towers, of 14 storeys – known as the Shoulder building – and 55 storeys, along with basement parking, new public realm, and 3,000 sq ft of commercial space.

According to planning officers, the lower block “is to principally address Greengate and a future piece of public space to be known as Market Cross”. Broadly triangular, the taller tower is to sit by the River Irwell.

The project team features OMI as the architect and Euan Kellie Property Solutions as the planning consultant. Gardiner and Theobald, Crookes Walker Consulting, DP Squared, SK Transport and GIA are also advising on the scheme.

Designed by Tim Groom Architects, Primus’ development would see the creation of 165 homes on Worrall Street in Ordsall.

The site was previously earmarked for a 232-home scheme by Forshaw Land & Property – plans were approved in 2017 but withdrawn the following year. Landowner Latitude then sold the site to Primus.

Primus’s scheme features 153 one-, two- and three-bedroom apartments and 11 two- and three-bedroom townhouses.

Industrial buildings on the site, previously occupied by J and JM Worrall’s Dye Works, are to be demolished under the proposals.

The site, located close to the Manchester Ship Canal, is bound to the south by Worrall Street and straddles Dyer Street to the east. To the north of the site, electrical manufacturer Selectric is developing the 196-apartment Merchant’s Wharf.

Euan Kellie Property Solutions is also planning consultant on the Primus project, with engaged as landscape architect.

GIA, Renaissance, Hann Tucker, Wardell Armstrong, SCP, and Tim Claxton Property are also instructed.

Greengate is now a booming part of Salford and it’s got Manchester on its doorstep

Hands down the best looking tower in Gtr Manchester, it will be fantastic to see something that actually has some architectural value. The amount of ugly square blocks that have recently been built in Manchester is ridiculous. Developers are getting extremely greedy, using simple designs, cheap materials and trying to squeeze as many flats in as possible. Development is good but it’s quantity over quality in Manchester, it has to change. MCC needs to take action

i look forward to that new 55 story tower. It will really add something to the city center if they get the quality right and help balance the other cluster around Jackson St. Manchester talls are really flying up now…just 10 years ago we’d have been grateful for one!
