Occupiers take next steps towards New Bailey relocations

BLM’s 71,000 sq ft Salford office is ready for the law firm to move into, while contractor Bam has been appointed to fit out HMRC’s 157,000 sq ft hub a contract worth around £20m.

The company confirmed its move to the 125,000 sq ft Two New Bailey in 2019, taking four floors in the 10-storey building.

BLM will move more than 600 staff from its existing bases at King’s House on King Street West and Alberton House at St Mary’s Parsonage in August.

Like many other companies, BLM is adopting a flexible working model going forward, which will see colleagues working remotely up to 50% of the time.

BLM appointed TSK Group to fit out its new office in January and the project is now complete.

Two New Bailey offers digitally-enabled collaborative work and meeting spaces and boasts grade-A BREEAM accreditation.

Matthew Harrington, senior partner at BLM, said: “With the world of work resuming, we can take our learnings from the pandemic that imposed home working upon us in a very short space of time and offer colleagues a complete programme of work options including a hybrid working model that allows staff to split their time between being office-based and home-based.

“Our colleagues will be able to collaborate effectively, have flexibility in work arrangements, benefit from enhanced technology and tools in an inclusive and sustainable environment. As we look to strengthen our position in the North, we are very excited about the future of the firm and look forward to starting our next chapter at Two New Bailey.”

Bam’s North West team has been appointed by HMRC to fit-out the 157,000 sq ft Salford office, which will become home for around 2,000 staff next year.

HMRC signed for the space in early 2018, a deal that saw total office take-up in the first quarter of the year reach 442,000 sq ft.

The Cat B fit-out of the seven-storey building is expected to take 49 weeks and is due to complete in spring 2022.

Like BLM’s office at Two New Bailey, the fit-out aims to be BREEAM ‘excellent’, Bam said.

Bam has worked for HMRC before, constructing the 187,205 sq ft Atlantic Square office in Glasgow.

Ian Fleming, director of Bam in the North West, said: “We are a very versatile company working across many sectors and with a strong in-house capability in all disciplines of the built environment, and both the Atlantic Square and New Bailey schemes demonstrate how our joined-up business model delivers exactly what clients need.”

Bam’s other current projects include the James Potter Building, a new major trauma and acute receiving centre for Salford Royal Hospital, and Manchester’s second area, Co-Op Live, for Oak View Group.
