Next 75,000 sq ft of St Michael’s offices come to market
With the first phase of workspace within the Manchester scheme fully let at the city’s highest rents, Relentless and Salboy are anticipating similar appetite for phase two, where rents are expected to exceed £55/sq ft.
Domis is on site delivering No2 St Michael’s, a 43-storey tower that features a 162-room W Hotel and 217 W branded residences, as well as 75,000 sq ft of office space.
The workspace is expected to commend rents of around £55/sq ft – £10 more than the city’s current headline rent record – and is due to be ready for occupation in September 2027.
OBI has been appointed to lead the leasing efforts.

Tenants that snapped up space at No1 St Michael’s include Channel 4, which holds the record rent for Manchester currently at £45/sq ft, law firms Hill Dickinson and Pinsent Masons, and flexible workspace provider Gilbanks.
While No1 was delivered by Relentless in partnership with KKR, No2 St Michael’s is being brought forward in collaboration with Salboy.
