Kukoon Rugs signs lease for 47,000 sq ft Speke warehouse

The online retailer will be occupying Estuary Business Park’s Hurricane 47, which is owned by BMO Real Estate Partners.

This will mark the first English location for Kukoon Rugs, which is based in Ireland and has operational facilities in Belfast and Newry. The deal also marks the latest letting at Estuary Business Park, located less than five minutes away from Liverpool John Lennon Airport. Kukoon’s neighbours include car parts manufacturer Adient and transport and logistics provider GEFCO.

Hurricane 47 comes in at 47,462 sq ft, with more than 42,000 sq ft of warehouse space and 5,040 sq ft of office space divided between two floors. The building boasts four dock level and two level access loading doors, a separate loading and yard area, electric car charging points, and 49 marked car parking spaces. Headline rent for the space is £6.60 per sq ft.

Kukoon leased the property thanks to a £200,000 grant received from the Liverpool City Region Combined Authority. The company also received support from the Business and Economic Support Team at Liverpool City Council. Kukoon will create 25 new jobs as a result of the new location. It aims to double the numbers of jobs by the end of the calendar year.

Kukoon Rugs’ new landlords, BMO, bought Hurricane 47 in July 2018 from Commercial Development Projects for £4m. BMO also plans to build a 52,500 sq ft site next to Hurricane 47. Dubbed Hurricane 52, it will be complete in 2022.
