New signing for Muse/United Utilities’ park

Construction firm Wates has taken a two-storey building at the Muse Developments/United Utilities Property Solutions' joint venture, Lingley Mere Business Park in Warrington.

Wates, which is relocating the North West arm of its retail division to the park, has signed up to a two-storey building covering 6,872 sq ft, and will pay a rent of £17.35/sq ft.

The deal comes following a recent letting to United Utilities, which represents the park's biggest letting to date.

The Wates' signing means there is now just one remaining 9,044 sq ft unit of Lingley Mere's 380,000 sq ft office accommodation left to let or sell.

Such is the level of interest in the scheme that the JV partners have obtained planning consent for an 18,500 sq ft building to be built speculatively.

When complete, Lingley Mere will provide more than 1m sq ft of office space.

Phil Mayall, senior development surveyor at Muse Developments, said: "The rental level achieved today represents a vote of confidence in the local office market.

"Warrington is proving to be a strong contender in the North West with businesses keen to take advantage of its strategic location between Liverpool and Manchester."
