Muse/United Utilities add to Lingley Mere amenities
Joint venture partners, Muse Developments and United Utilities, have submitted a planning application for a 7,500 sq ft café and convenience store in Lingley Mere Business Park in Warrington.
The single storey amenity building will be situated in the centre of the development between the park's two lakes. The building will be curved to maximise the south-facing view of the surroundings and will feature an external terrace where people can sit outside. The amenity building will offer hot and cold food, a coffee bar, a convenience store, and will be equipped with WiFi.
Lingley Mere contains 380,000 sq ft of office accommodation in 100 acres of landscaped grounds. The park has outline planning consent for a further 400,000 sq ft of office space and 150,000 sq ft of distribution space. There are an estimated 3,500 employed by occupiers of the park.
Wes Erlam, senior development surveyor at Muse Developments, said: "Lingley Mere is a well-established business park community, which has grown significantly in recent years. As part of a comprehensive masterplan, we intend to develop the park further by enhancing the excellent range of amenities that already exist at Lingley Mere. Future plans include a 132 bedroom hotel that will have conference space, meeting room facilities and a fitness centre."
The next office development will be a fifth unit of 18,500 sq ft to complete the Clearwater phase, which already boasts four units that have been either let or sold.
Carol Clarke, associate at HOW Planning, advising the JV, said: "The plans to provide a centralised restaurant facility will increase the support services available to existing and new occupiers and will be vital to the on-going success of the business park."
