Muller proposes ‘natural’ 127-home extension to Audlem

A 23-acre plot to the west of the village has been earmarked for development in outline plans submitted to Cheshire East Council.

Muller Property Group is proposing the construction of eight one-, 42 two-, 65 three-, 10 four-, and two five-bedroom houses – 38 of which would be affordable.

The 127-home application has been shaped with the help of planner Berrys and architect Barrie Newcombe Associates.

Berrys’ statement said that due to the government’s increased housing requirements, Cheshire East is “no longer able to demonstrate that it has a five-year supply of deliverable housing land”, but there remains a “clear need for new housing”.

It continues: “This site would provide a significant boost to the housing supply, being easily accessible by a range of transport modes, and would sit comfortably within the landscape, having been sensitively designed as a natural extension to Audlem.”

Within the proposals are 2.4 acres of informal public green space, which includes a children’s play area accessible by pedestrian pathways looping around the open space.

Access to the site would be from Moorsfield Avenue and Tollgate Drive.

Colin Muller, founder and chief executive of Muller Homes, told Place North West: “Muller has been operating across Cheshire East for 25 years. This scheme has been well researched and well thought out. It has been subject to a public consultation, which has received a positive response.

“We’ve added a significant area of open space as a country park, which is way ahead of normal policy requirements. We have looked particularly at highways and transportation, and we have looked at local school places.”

Muller added that at a drop-in session, the head of the local primary school supported the application, citing that the school may soon run out of young people due to a lack of families moving in.

The village of Audlem has seen 205 homes developed since 2000, with the last large-scale scheme commencing in 2018.

“Cheshire East has a very serious lack of housing supply. There are no other housing proposals in Audlem.” Muller added.
