Gladman unveils ambition for 920 Cheshire East homes

A new neighbourhood complete with a school, local centre, and mobility hub could be built on 145 acres south of Hind Heath Road in Sandbach, if Gladman Developments can secure planning permission from Cheshire East Council.

An environmental impact assessment scoping report submitted by Tor&Co on Gladman’s behalf outlines future plans for up to 920 homes on site, which is bordered by the Trent and Mersey Canal.

Those homes would be designed to be low-carbon and energy efficient, with air-source heat pumps and solar panels involved. There would be no gas supply for the neighbourhood.

The site in question is currently fields, but does include hedgerows and allotments. The hedgerows would largely be preserved under Gladman’s plans, according to the application. The allotments would mostly be retained, although they may be moved.

Not all of the 145 acres would be dedicated to buildings, with Gladman’s proposals set to include community orchards, a woodland, and a children’s play area. There would also be a large open space at the southern end of the site. Sustainable drainage systems would also be installed.

Cars would access the site from two points: via a new roundabout off Hind Heath Road and also Elton Road. Pedestrian and cycle links are set to be incorporated into the neighbourhood’s designs.
