Morris Homes goes big with fresh Cottam plans

A hybrid application has been submitted to Preston City Council by Morris and CEG Land Promotions seeking consent for a 443-home project, which would contribute to the wider regeneration of the area around Cottam.

Found south of William Young Way, the near 52-acre agricultural site sits alongside similar developments by Breck Homes and Wain Homes.

Last September, an EIA assessment was submitted to scope out the land.

A total of 310 market homes would be split across 157 three-bed and 153 four-bed houses.

On top of this, 133 affordable homes would be spread around the neighbourhood, offering 40 one-bed maisonettes, 53 two-, and 40 three-bed houses.

Design firm David C Smith Architects is behind the design of the 443-home neighbourhood.

A tree-lined main road would cut through the heart of the site, connecting to the east-west main road to the south and servicing the proposed 866-car capacity of the site.

The public open space provision amounts to almost 15 acres, mostly across a council-owned linear park running through the site’s middle.

According to planning documents compiled by Pegasus, once fully built and occupied, the households could generate an additional spend of £11.1m per year in Preston and generate around £1m in council tax revenue.

The scheme forms a part of the North West Preston masterplan concerning the area around Cottam.

Under the masterplan, plots have been reserved for a primary school and a ‘Metropolitan Park’ to support the wider 5,300-home regeneration of the area.

Morris Homes’ development would face this park, which would provide facilities for a range of activities, including sport and play, however, the size of the park has not yet been confirmed.

Consultants on the scheme include Ascerta, Barnes Walker, AES, Hepworth Acoustics, and Banners Gate.
