More than 500 homes, 330,000 sq ft shed top Salford agenda

Lovell Partnerships, SP+, and Together Housing Group’s plans to build 485 residences in Pendleton are set to be approved next week, along with ForHousing’s 35-flat scheme off St Mary’s Road and Logicor’s Little Hulton industrial.

The trio of applications will be deliberated when Salford City Council’s planning and transportation regulatory panel on Thursday.

Here is a rundown of the schemes up for approval.

Land off Churchill Way

Application number: 23/81788/FUL

Lovell Partnerships, SP+, and Together Housing Group’s proposals for the former High Street estate form the fourth phase of the ongoing regeneration of Pendleton.

Plans for the area’s wider regeneration feature 2,000 new and refurbished properties following the demolition of around 800 former council houses.

The consortium is expecting to secure consent for the latest phase, which would see the demolition of the existing units at 14-19 Holcombe Close to make way for 485 homes across 22 acres between Churchill Way and Liverpool Street.

Proposals feature 348 two- to four-bedroom houses as well as 137 apartments across nine blocks.

There would also be 30% affordable housing provision across the site.

The new homes would overlook Clarendon Park, which would be retained and revamped subject to approval. Improvements to the park include the delivery of two play areas, a multi-use games area, and a skate park.

A public consultation was held on the plans in March before a planning application was submitted in June. Plans originally proposed the creation of 471 homes, however this has since been increased by 14 units.

Stantec is the planning consultant for the scheme. Also on the project team are Eddisons, Strategic Sports Consultancy, and Amenity Tree.

Former St Marys Centre

Application number: 22/80966/FUL

ForHousing is anticipating approval for its redevelopment of the former Salford Foundation site off St Mary’s Road, two months after it acquired the land from the city council.

Nichol Thomas has designed the scheme, which would feature 35 apartments and a ground-floor community hub to provide services for vulnerable women.

If approved, the nine-storey facility would breathe new life back into the Eccles site. The plot has been vacant since Salford Foundation ceased operations in 2020 and the building was subsequently demolished in May that year.

Proposals have been scaled back since the developer lodged its original plans for the site last year. These initial plans called for 52 apartments and a new Women’s Centre. ForHousing has reduced the number of flats and surrendered its interest in the centre in return for getting the land for free.

Lester Road

Application number: 23/82132/FU

Logicor Europe’s plans to redevelop the former Very Group site in Little Hulton are also expected to be approved next week.

The Webb Gray-designed scheme would see the two warehouses off Lester Road replaced with a modern 330,000 sq ft unit.

Proposals for the new warehouse building feature around 13,000 sq ft of office space.

Dating back to the 1980s, the existing sheds, totalling 335,600 sq ft, have been vacant since Very left in 2019. These units would be demolished at a later stage as part of a separate application.

There would be 309 car parking spaces on site, along with 17 disabled and 32 electric vehicle charging bays.

DWD is advising Logicor on the proposals. The project team also includes MJM Consulting Engineers, Delta Simons, FCPR, PCPR, and CWP.
