MMU exchanges on Manchester’s Turing House
Bruntwood SciTech has sold the 35,000 sq ft Manchester Science Park building to the university, which is one of its tenants.
Manchester Metropolitan University has acquired the three-storey Turing House for an undisclosed amount.
The building was put up for sale last year with a £6m guide price. Carrick Real Estate advised Bruntwood SciTech.
MMU occupies 13,400 sq ft across two floors. Other tenants include Iomart, M247, and Bell Munro Consulting.
A spokesperson for Bruntwood SciTech said: “We’re pleased that Turing House will now become part of Manchester Metropolitan University’s estate, where it will continue to play a role in supporting research and innovation in the city.
“Turing House had been a pivotal part of Manchester Science Park for more than a decade, but due to its physical distance away from the heart of the campus, it has always stood apart from the rest of our innovation community.
The spokesperson added: “The proceeds from this sale will be reinvested into our wider portfolio and help to support the growth of the city’s innovation, tech and science sectors.”
Manchester Metropolitan University’s chief property officer, Andrew Fallon, said: “We are delighted to have acquired Turing House as part of Manchester Met’s long-term investment in the city. We are committed to working with existing tenants and continuing the success of the site.”
Turning House is designed with two wings converging on a central glass atrium.
Rent for the block currently accumulates to £592,600 net per year and offers a low capital value of £170/sq ft.
For comparison, 101 Barbirolli Square, the city centre office opposite Manchester Central, offers a capital value of £542/sq ft.
The current freeholder of the site is Manchester City Council.

Do we know if the car park is part of the sale? MMU Already have a big MSCP right next to this, so perhaps they could redevelop this wasted surface car park area into something more attractive or productive?
