Redsun Projects picks up Chester asset

With redevelopment front of mind, the developer has acquired a five-acre site on Sealand Road from fragrance and flavour manufacturer Ungerer.

The site currently houses around 60,000 sq ft of office and warehouse accommodation across a cluster of buildings. Part of this is in line for demolition as part of redevelopment plans.

Redsun’s site, acquired for an undisclosed sum, occupies a prominent position within one of Chester’s key employment areas, near the Greyhound Retail Park and the wider Bumpers Lane and Sealand Road trade parks.

The developer said it will carry out a period of market testing before bringing forward redevelopment proposals for the site in 2026.

Ungerer & Co was acquired by Swiss-headquartered multinational Givaudan in February 2020.

Nick Wightman, director at Redsun Projects, said: “This well-located, prominent site is within one of Chester’s primary commercial areas on the edge of the city centre. We recognise huge potential to reinvigorate this site and we’ll now work with our agents to test the market and shape proposals that align with local demand.

“The limited availability of modern industrial and trade accommodation in and around Chester will create significant interest in this site once we progress our redevelopment proposals.

“The opportunity here is guaranteed to generate strong appetite from both regional and national occupiers, and we expect a high number of enquiries once plans for the site are announced.”

Working mostly in industrial, Redsun has been a prominent developer in the region over recent years. Last summer, the firm’s Hub50 development in Knowsley reached completion.

Ungerer was represented by Bolton Birch and Brachers. Redsun Projects was advised by Addleshaw Goddard.

Cushman & Wakefield and CPP have been instructed by Redsun Projects as joint agents going forward.
