M Core makes industrial move

The pan-European investor has completed the acquisition of Waterside Industrial Estate, a 375,307 sq ft asset close to Glossop, picking up the facility from N Brown.

The former manufacturing and distribution facility sits just north of Hadfield town centre and will be managed by Sheet Anchor Evolve, part of the M Core group.

The wider Waterside site extends to approximately 21.5 acres and includes a series of warehouse and manufacturing buildings that have evolved over time to support modern logistics and distribution operations.

Place understands that the vendor, online fashion business N Brown, previously occupied part of the site before relocating that operation to a facility in Heywood, a strategic move to place the centre closer to its Shaw operations.

The estate offers a flexible mix of accommodation within a detached industrial warehouse complex. Unit A is available to occupy, offering a 22,848 sq ft office and amenity block and a warehouse of 138,150 sq ft.

DTRE is instructed as letting agent.

M Core – also prolific in buying town centre retail in recent years – said the acquisition reinforces its continued expansion within the industrial and logistics sector, adding a highly accessible asset with strong fundamentals to its growing portfolio.

Waterside is located off Woolley Bridge Road, providing direct access to the A57 and on to the M67, Manchester city centre, and the wider regional motorway network.

The sale price was undisclosed. Savills had been instructed to find a buyer, but no guide price was issued with the particulars.
