Logik submits first of two Mayfield projects

Logik Developments, chaired by former cricketer Andrew Flintoff, has lodged an application to build a 12-storey block containing 215,000 sq ft of offices and a 170,000 sq ft hotel on Baring Street in Manchester.

The site is one of two plots it owns within the £1bn Mayfield masterplan, a redevelopment of the Mayfield Depot near Piccadilly station being led by the Mayfield Consortium. 

Subject to approval, Logik plans to start construction of the mixed-use scheme, designed by Tim Groom Architects, next spring and is already in talks with a hotel operator. 

The building would become part of the Mayfield masterplan, which aims to create 1,500 new homes, office space and an improved public realm across a 24-acre site. 

Neil Spencer, managing director of Logik Developments and Flintoff’s cousin, said: “The Mayfield story has been widely incorporated into this project, encompassing the River Medlock, Mancunian Way and the abandoned Mayfield train station. The building nods to the industrial feel of the masterplan and this has been integral to the focus and development of this project.” 

Manchester agency OBI has been appointed to market the office element of Logik’s scheme. 

Will Lewis, founder of OBI, said: “The scheme will appeal to a range of occupiers and there will be a great deal of interest in the commercial space at Baring Street.”

The scheme is the first of two Logik has lined up for its pair of Mayfield sites

Recom Solutions is the project manager, Hoare Lea is M&E consultant and Roscoe is advising on civil and structural design. Deloitte is the planning consultant for the scheme. 

The second Logik-owned site at Mayfield is earmarked for a residential development, as revealed by Place North West in 2018, but no timetable for the submission of a planning application has been set. 

Manchester based Logik Developments has another scheme with planning secured – and recently announced a joint venture partnership with developer High Street Group – to deliver a residential scheme on Arundel Street in Castlefield 

The scheme comprises a residential block with 355 apartments as well as ground floor commercial space.
