Law firm expands at Daresbury Park

APJ Solicitors has agreed to take an additional 6,000 sq ft at Daresbury Park, off Junction 11 of the M56, south-west of Warrington, increasing its presence at the business park. 

The firm has signed to sublet Unit 7600, at a quoting rent of £16.50/ sq ft, from Sentinel Performance Solutions, a heating and hot water specialist that is the leaseholder at the building. 

The landlord for the unit is Hollins Murray Group, a property and investment firm. 

Sentinel decided to vacate the space at the start of the year to consolidate its operations, and agreed a deal with APJ to sublet the unit prior to the Covid-19 outbreak. 

Due to the ensuing lockdown, the deal was put on ice but has now been completed. 

The deal will see APJ occupy the building, its third at Daresbury, until the end of 2024 when Sentinel’s lease ends.  

Mark Canning, director at Canning O’Neill, the sole letting agent for the building, said he had been buoyed by recent activity in the office market. 

“We are seeing an encouraging level of activity in the office market, despite many offices still being closed or accommodating a skeleton workforce.  

“Home working will certainly play a key role for many businesses in the future but, as we see it, the office will still have a pivotal role to play. For those businesses where home working is not an option, they may actually require more space than before because of social distancing requirements.” 

Daresbury Park is home to occupiers including engineering consultancy PM Projen, robotics multinational ABB, and global finance company Greensill Capital.
