Langtree’s £25m Hollinwood Junction phase begins
Russell WBHO’s quick start at the Oldham industrial park suggests the 192,000 sq ft of distribution and manufacturing space could be complete as planned by the third quarter of 2026.
Located south west of Oldham town centre, the development will transform a former gas-holder site off Junction 22 of the M60 into a major employment zone.
Fletcher Rae Architects has designed the units to range from 5,000 sq ft to 42,000 sq ft, each with parking and service yards.
The £25m construction of the 13 sheds is the largest phase of the £40m Hollinwood Junction regeneration project.
In June, Langtree and Indurent shook on a £25m forward funding deal, which kick-started construction.
B8 is the appointed agent to market the units.
The wider Hollinwood Junction is expected to deliver more than 700 jobs to the area and 150 homes, according to Oldham Council, a partner on the scheme.
Cllr Arooj Shah, Leader of Oldham Council, said the start of work was “an important moment” for what is one of the council’s biggest projects.
She said: “The high quality of this development shows that Oldham is attracting serious investors and businesses.

“It also sends a strong message that our borough is a place full of opportunities and growth.”
Jonathon Rhodes, project director at Russell WBHO, added: “Transforming a brownfield site into a prime industrial scheme not only supports the council’s plans for growth but provides sustainable employment space for the borough.”
He added that the team will target a BREEAM Excellent rating and use environmentally friendly construction processes and materials.
