Indurent opens door for Oldham sheds with £25m deal
Developer Langtree is delivering Hollinwood Junction and the agreement will allow the next phase of 13 industrial units to be built, providing 192,000 sq ft of distribution and manufacturing space.
Indurent has forward funded the scheme to the tune of £25m and Manchester-based contractor Russell WBHO has won the £25m construction contract.
Oliver Smith, investment director at Indurent, said the investment reflects the company’s “long-term confidence in regional logistics and industrial markets”, as well as being one of “significant potential”, due to the scheme’s location and quality.
Work is expected to begin imminently, teeing up a Q3 2026 finish.
Horizon Fletcher Rae has designed the Hollinwood Junction sheds, which are found adjacent to Junction 22 of the M60. B8 is the agent for the scheme.
The full £40m Hollinwood Junction regeneration project is due to create more than 700 jobs and will see the construction of 150 homes. Oldham Council is a partner on the project.
Cllr Arooj Shah, Leader of Oldham Council, said: “This is a major vote of confidence in Oldham, not just as an investment destination in its own right, but as a place where high-quality employers can find the workforce they need to compete across the world.
“I welcome Indurent’s confidence in our borough. It validates our belief in the Hollinwood project and the work of the council and its partner, Langtree, in bringing the project forward.”
Josh Downes, executive director at Langtree, said he was pleased with the partnership and expects the scheme to provide a “timely boost” to Oldham’s economic growth.
He added: “It’s great to return such a blighted brownfield site to productive use and finally be able to share the completion timeline with the market. It’s a prime site and we expect demand for the units to be high.”
The site, previously occupied by a large gas holder, will be accessed off the recently constructed highway roundabout on Albert Street, passing a Costa Coffee drive-thru that has already been delivered at an earlier phase.
Chris Harper, pre-construction director at Russell WBHO, said: “This contract builds on our extensive industrial portfolio and our experience in delivering high-quality industrial developments with strong sustainability credentials.
“We’re mobilising our team now, so the benefits of this commitment start flowing immediately.”
CBRE acted for Indurent and B8 Real Estate acted for Langtree.
