Manchester Hampton by Hilton on market for £13m

Situated off Rochdale Road, the 221-key hotel’s long leasehold is up for grabs.

Currently trading under the name Hampton by Hilton Manchester City, Northern Quarter, the hotel boasts a 142-cover restaurant and bar, as well as four meeting spaces. The largest meeting space can accommodate 90 guests. There is also a fitness centre and 20 bays of parking spaces in the basement.

The hotel was developed by Maven Capital Partners and IP Investment Management, who worked with Create Developments and Create Construction on the delivery of the £24.6m project.

The 96,800 sq ft building was designed by Tim Groom and has an EPC rating of B.

Christie & Co is marketing the property’s long leasehold for a guide price of £13m. The long leasehold has 241 years remaining and incurs an annual rent of £393,000 paid to Newsquest Pension Trustee.

Christie & Co’s regional director for hotels, David Lee, said: “The property presents an excellent opportunity to acquire a modern, purpose-built select -service hotel, backed by a globally recognised brand and well positioned to meet the needs of both business and leisure guests.

“Manchester’s enduring appeal as a commercial, cultural and visitor destination continues to underpin demand, while its growing national importance, including its expanding role as a seat of government following the establishment of No 10 North, further strengthens the city’s long-term prospects.”

Hotel occupancy is forecasted to approach 80% in Manchester by 2030, according to Christie & Co.
