Relentless working up two Manchester towers
Cardinal House in St Mary’s Parsonage could be demolished, should Gary Neville’s development company progress its plans for 136,200 sq ft of offices, 434 apartments, 172 hotel rooms, and 8,700 sq ft of flex commercial space across two blocks of up to 46 storeys.
Relentless has lodged a scoping request with Manchester City Council to redevelop the nearly one-acre site in the St Mary’s Parsonage district. The site comprises of Cardinal House and the since-demolished Alberton House.
Plans are still in the concept design phase, but development parameters in the application call for one building of up to 35 storeys and another of up to 46.
The taller of the two would hold the project’s office allocation, as well as 241 apartments. Initial concepts break these down to 34 studios, 33 one-bed flats, 88 two-bed ones, 20 three-bed apartments, and two three-bed penthouses.
This taller building would take over the former Alberton House site and would be the second to be delivered, with a projected completion date of April 2034.
The shorter tower would be developed first, with an anticipated completion during August 2031. This would be built on the Cardinal House site and would contain a 172-bed hotel and 193 apartments. These apartments could include 34 studios, 33 one-bed residences, 88 two-bed ones, 20 three-bed flats, and two three-bed penthouses.
Both towers would include flexible commercial and retail space on their ground floor.
No car parking is included at this stage in the proposals.
Zerum is leading the planning for the scheme. The project team includes Rbmp, Redmore Environmental, Civic, ERAP, Curtins, Jameson Acoustics, Buro Happold, Levrant Heritage Architecture, GIA, and Gtech Surveys.

Relentless is quickly becoming the driving force of development in St Mary’s Parsonage, with the developer working with Investec to transform the Kendal Milne building on Deansgate and the nearby Reedham House.
