JV to develop 120,000 sq ft at Gemini8

Warrington Council has given developers Chancerygate and Hines the green light to build a speculative warehouse on the final five-acre plot at the business park. 

The scheme will provide 18 units ranging from 3,900 sq ft to 16,500 sq ft each and construction is due to start early next year.

Gemini8 has direct access to the M62 near Warrington, with occupiers in the local area including Ikea, Starbucks, Travelodge and Marks & Spencer.   

The joint venture bought the site from industrial developer Marshall CDP in January for an undisclosed sum, its first North West venture.

Chancerygate development manager Chris Brown said: “There is a real shortage of modern high-quality industrial and warehousing space at the smaller end of the market in Warrington, so we are delighted to have secured planning permission to build our 18-unit development. 

“It will be the first multi-unit scheme in the area for more than a decade and is in an unrivalled location in one of the North West’s prime commercial markets.”

AEW Architects designed the scheme and Hourigan Connolly was the planning consultant.

The joint agents for Gemini 8 are CBRE and Davies Harrison.
