Hotel Football set for Monday opening

The £23m four-star hotel next to Manchester United FC's Old Trafford stadium will open on 2 March, with a soft launch taking place throughout this week.

The 138-bedroom hotel was developed by GG Hospitality, a joint venture between former Manchester United FC footballers Gary Neville and Ryan Giggs. The building was designed by AEW Architects.

Built by Galliford Try, the hotel includes Café Football, basement bar Old Trafford Supporters Club, and a rooftop football pitch and event space, known as Heaven.

Zerum Consult provided the development and project management services. Neville is a director in the company.

The hotel was originally due to open in November 2014, but was delayed as the size of the football pitch and bar was increased by 50%.

 Hotel Football pitchThe pitch can be hired for £20 per person. Rooms at the hotel are priced at £110 a night including breakfast.

Andy Rainford, director at AEW, said: "Hotel Football has been an important scheme for us and we are proud to have been part of the team that has seen it through from concept to completion. This hotel is the first of its kind for Manchester and has been an exciting project to work on, with many challenges needing innovative solutions. We are particularly pleased with the unique retractable roof design over the five-a-side football pitch on top of the hotel."

Anthony Kilbride, managing director at Zerum, said: "We first looked at this site for our client in 2010, long before it became known as Hotel Football. The initial scheme inherited by our client was not viable and with a funding market that was not receptive to lending on commercial property at that time. We have worked closely with the client and his operational team to create a viable development, secured bank funding and investment, dealt with planning objections, and developed and delivered a new hotel concept to the market.

"Physically this turnkey project was complex. I still pinch myself now that this building actually fit on the land our client owned. For those that visit the hotel they will understand what I mean; every square metre of the site is utilised with the building wedged between a dual carriageway on one side, road bridges at each end and a canal on the opposite side.

"We look forward to everyone visiting the hotel over the coming weeks and months and hope they see the results of what has been a massive team effort this past few years."
