Holker puts in for 62 Cumbrian homes
A 7.7-acre greenfield site northeast of Kirkby-in-Furness is the subject of the housebuilder’s outline application to Westmorland and Furness Council.
Holker Homes is working alongside delivery partner Lancet Homes on the project, which would include 35% affordable homes. The scheme is the second part of Holker’s Burlington Rise project. The first phase, which comprises 46 homes, is currently under construction.
Access to the Burlington Rise’s second phase would be from the A595.
While details regarding housing mix will be the subject of a reserved matters application, an illustrative layout could include a mix of 62 detached and semi-detached homes with between two and four bedrooms.
Proposed sustainability initiatives include providing open space with active travel links, electric vehicle charging points, air source heat pumps, and solar water heating.
Holker Homes chief executive Allen Gibb said that he was expecting the homes at Burlington Rise to be popular with buyers.
“Burlington Rise is a genuinely special rural location on the edge of the Lake District,” he said.
“It offers a rare combination of tranquillity, open views towards the Lakeland fells and a strong sense of local community, with good country pubs and everyday amenities close at hand,” he explained.
“The village benefits from an excellent local school, while the railway station puts Barrow within a 15-minute commute and provides straightforward connections to Manchester Airport. With only a limited number of plots available in phase one, we are already seeing strong interest and expect demand to carry through into phase two.”
Stantec is planning consultant for the project, which was drawn up by MPSL. The project team also includes Mode, RG Parkins, Envance, Pegasus, and E3P.
