GMI to build £87m No3 Circle Square
The contractor will deliver a 264,000 sq ft office at Bruntwood SciTech’s Manchester tech hub.
GMI Construction’s branding has appeared on hoardings around the site, located on the corner of Brancaster Road and Princess Street.
In addition, the Leeds-based contractor has submitted a construction management plan for the scheme to Manchester City Council. The plan states work could complete by the end of 2024.
The proposed No3 Circle Square, which has an estimated development value of £87m, will provide office space over 14 storeys.
The plans, designed by Bridge Architects, expand upon those approved in February 2020, when a building designed by Feilden Clegg Bradley was approved for what is known as Plot 12 in the Circle Square masterplan.
That proposal was for 215,000 sq ft of offices and 6,300 sq ft of retail and leisure.
Manchester City Council granted planning approval for the updated scheme last November.
Bruntwood SciTech is targeting net zero embodied carbon during the construction of No3 Circle Square, as well as BREEAM Excellent status, a NABERS five-star rating and an EPC A rating once operational.
The 50:50 joint venture between the Manchester developer and Legal & General has already delivered 500,000 sq ft of offices across two buildings at Circle Square.
Occupiers at Circle Square include firms such as Roku, Autocab, Octopus Energy, Bosch, and Hilti.
Bruntwood SciTech and GMI declined to comment.
