Global logistics firm takes up 47,000 sq ft Speke warehouse

Lean Supply Solutions has taken over the lease previously held by Kukoon Rugs on Hurricane 47 at Estuary Business Park.

The Canadian logistics firm works with clients to build effective end-to-end supply chain strategies, removing any non-value-adding operations, equipment, and resources.

This marks Lean Supply’s first UK base, where it will employ 20 people. The company’s head office is located in Canada with warehouses across Ontario, Vancouver, California, and Georgia.

Built in 2019, Hurricane 47 extends to 47,500 sq ft to provide more than 42,400 sq ft of warehouse space and 5,000 sq ft of offices divided between two floors.

The passing rent for the Speke warehouse is £6.11 per sq ft, or £290,000 per year.

Tenants also benefit from the sub-letting of the first-floor offices at a rent of £22,050 per year, which they collect.

Lean Supply has taken over the letting from online retailer Kukoon Rugs, which signed a 15-year lease on Hurricane 47 in 2021, to join the likes of Jaguar, QVC, Matalan, and Astra Zenica at Estuary Business Park.

Owned by BMO Real Estate Partners, the business park is also home to more than 1m sq ft of automotive, pharmaceutical, NHS, and storage and distribution operators. Network Space was granted planning permission last month to build a further 128,000 sq ft shed on the 6.7-acre former Northern Airfield site there.

LM6 was the agent acting on behalf of Kukoon Rugs. CBRE represented Lean Supply Solutions.
