Further proposals drawn for Anchorage Gateway
Developer Cole Waterhouse’s planned 29-storey apartment block in Salford Quays will include penthouses and a rooftop terrace under an additional application submitted this month.
The 290-apartment Anchorage Gateway building has been designed by architects Chapman Taylor. It will comprise a mix of one-, two- and three-bedroom flats across 27 levels of residential accommodation, plus ground and mezzanine floors, under an outline planning consent from Salford City Council last November.
Under the latest reserved matters application, fresh proposals have been submitted for 4,000 sq ft of commercial space, two shared residential landscaped terraces on both the mezzanine and 19th floors, as well as a ground floor feature staircase and rooftop penthouse apartments with private terraces.
In total, the L-shaped building will comprise 250,640 sq ft of space. Cole Waterhouse hopes to start on site in the third quarter of this year, it said this week.
The developer purchased the gateway site, previously home to a vacant 21,000 sq ft office, from COIF Charities Property Fund for an undisclosed sum last August. The site sits between MediaCityUK, Exchange Quay and Trafford Park, close to both Salford and Manchester city centres.
Cole Waterhouse is also developing the two-tower No1 Old Trafford residential scheme nearby.
The latest designs for Anchorage Gateway propose a step in the building’s massing at the 20th storey, with the slimmer plane extending to the top. Each of these “blades” is topped by an architectural “crown”, within which external terraces will provide outdoor spaces for the warmer months, the developer said.
The residents’ rooftop garden offers views over Salford Quays and the Manchester skyline, it added. Meanwhile, the building seeks to maximise the opportunity for active street frontages at ground-floor level.
Cole Waterhouse chief executive Damian Flood said: “[This new application] sees a reduction of commercial space in favour of more amenities for residents, including terraces and penthouse apartments.
“We know there is a huge appetite for well-built, quality homes at the right price in this area, and this development will be a key scheme in the ongoing regeneration of Salford.
“[The scheme] will provide a distinctive focal point at the entrance to Salford Quays and will be at the centre of a vibrant new community.”

As part of its previous planning consent, Cole Waterhouse will pay £1.3m towards local projects, including improvements to Ordsall Park, Monmouth Park and Montford Street Park and access or infrastructure works at Weaste Cemetery, as well as other improvement works in the local area.
The project team includes WSP-Indigo Planning, structural engineering firm Renaissance, mechanical and engineering contractor Novo, landscape architect Exterior Architecture, project manager and quantity surveyors Henry Riley, and Ward Hadaway providing legal advice.
