Elan Homes lines up Warrington start
The housebuilder has acquired a site in Hollins Green, where it secured detailed consent for 110 homes in February.
Cheshire-based Elan now owns the 10.5-acre site off Manchester Road, land allocated for housing in the Warrington Local Plan 2021/22 to 2038/39, which was adopted in December 2023.
Outline planning permission was secured in April 2024.
Philip Palmer, land director for Elan Homes in the North, said: “We’re pleased to have acquired this key site, which will help us contribute to Warrington’s housing needs over the coming years. We’ll soon be starting work to prepare the land for new homes with a view to releasing properties for sale in autumn/ winter.”
Palmer said that the Hollins View development will offer 77 private sale properties and 33 affordable homes, plus an equipped play area and open space. Homes will be of two to four bedrooms.
The affordable homes will include properties available for rent, shared ownership and under the First Homes scheme. There will also be one self-build plot available.
A package of community investment was agreed during the planning process and will see Elan pay more than £900,000 to the local authority with allocations for education, sports and health facilities, and greenbelt mitigation.
Elan expects work to complete in 2028.
The homebuilder has previously delivered in the Warrington area, with its schemes including the redevelopment of a truck dealership into a 15-home project. At the RAF Croft site it built 25 homes and opened up 16 acres for parkland, while in Walton it turned a garden centre site into a 14-home development.
Elan was set up in 2008, and operates across the North West, South West and Midlands in England, along with Wales.

So we will have large new housing developments at each end of what is already an over congested B road ? This can only end in chaos.

@3.41 pm by Anonymous – It was greenbelt and was removed from it following a lengthy public process. Elan bought the site with planning consent so I’m unclear who the ‘you’ is directed at. It says 33 of the properties will be affordable and the balance private sale according to the article.
