Deals flurry at Liverpool ONE

Grosvenor has reported deals totalling 64,844 sq ft at Liverpool ONE to brands including Internacionale, Office, Boux Avenue, Card Factory and Schuh.

The eight brands, together with units under offer, take Liverpool ONE's South John Street, Paradise Street and Peter's Lane to 100% let.

Five of the stores are on South John Street, which links Lord Street and Debenhams to John Lewis via a two-storey open-air high street:

  • Office, upsizing to create a 4,580 sq ft store on the lower level, near to Monsoon, Adidas and Lego
  • Internacionale, 10,118 sq ft flagship store on the lower level, adjacent to HMV and Disney
  • Boux Avenue, 2,821 sq ft store on the upper level, next to Zara, Warehouse and Lipsy
  • Card Factory, 3,058 sq ft new concept store on the lower level, near to Jack'n'Jones, Pandora and Thorntons
  • Starbucks, 3,302 sq ft café on the lower level, adjacent to Liverpool's Old Dock wall

Bevin Donaghy, PR manager at Office, said: "Ever since we opened, we have traded beyond high expectations at Liverpool ONE. Consequently, we worked closely with Grosvenor to secure the earliest opportunity to open our second largest store in the country. This move increases our sales area by 50% and creates a regional flagship for the Office brand."

In addition, a 9,720 sq ft flagship store is opening on Liverpool ONE's Paradise Street, the urban fashion district that connects Church Street to John Lewis. More details will be revealed next week at the annual British Council of Shopping Centres Conference & Exhibition in Liverpool.

Interiors store Belle Maison has also opened on Paradise Street, with a 2,707 sq ft store next to Whitewall Galleries and Jamie's Italian.

On Hanover Street, Stockton's has opened a 28,538 sq ft furniture and homewares department store on three floors in the former Home Quarter unit, vacating its previous unit across the road on Hanover Street.

Miles Dunnett, head of asset management, Grosvenor Liverpool Fund, added: "These latest brands are great additions to Liverpool ONE, and build on its well-established mix of UK and international brands, which will be joined this autumn by the first Harvey Nichols Beauty Bazaar in the world.

"This has been a great year for Liverpool ONE, which goes from strength-to-strength. We have just welcomed our 100 millionth visitor, footfall and sales are up by 1.4% and 2.3% respectively versus 2011, and we are now 100% let."

Driving this performance is the growth of Liverpool ONE's catchment and the number of affluent shoppers now loyal to Liverpool ONE. In addition, 45% of visitors are from the top five most affluent Mosaic profiles, compared to 36% for the catchment as a whole. The news comes as the retail property industry prepares for the annual BCSC conference, which returns to Liverpool for the first time since 2008, the year in which Liverpool ONE opened. Since then, Liverpool has leapt from 13th to fifth in Experian's ranking of UK cities.

Cushman & Wakefield and Tushingham Moore acted for Liverpool ONE. Kitchen La Frenais Morgan represented Internacionale; CBRE for Office; Briant Champion Long for Boux Avenue; and Fawlett Mead for Card Factory. Starbucks dealt directly.

Unless they have some more announcement to make, they are certainly not 100% let. The vacated Stocktons unit is vacant, as are some units under BBC Radio Merseyside and elsewhere on Hanover St. Similarly, other units elsewhere remain vacant. A continued success story, but by no means full.

It actually says "The eight brands, together with units under offer, take Liverpool ONE’s South John Street, Paradise Street and Peter’s Lane to 100% let". They’re not saying the whole development is 100% let.

I think Mr Dunnett will find his statement regarding the Harvey Nichols Beauty Bazzar being "the first in th world" is actually incorrect. The first store was launched in Hong Kong.
