LSH offers up Liverpool student digs

Bids of £3.7m are invited for 57 Parr Street in the Ropewalks, an asset that includes 55 student bedspaces.

The asset is being sold by a private local investor who bought the site in early 2024 and has completed refurbishment and moderations to bring the building in line with updated fire safety standards, spending this academic year making the building ready for occupation.

Place understands that as the owner is development-focused, rather than a holder of assets, an exit is sought. The building is available freehold.

Grade two-listed, the building is thought to date from the 1790s, used for warehousing for msot of its lifespan. It was converted to student accommodation in the 1990s.

In the sale particulars, the building is described as a “fully stabilised PBSA asset, comprising 55 student units in total, including eight cluster flats with shared kitchen facilities, and three self-contained studio units with private kitchenettes, all built to modern specifications”.

The building is fully let for the 2025/26 academic year, with a gross annual rental income expected of close to £337,000.

A sale at the asking price of £3.7m would reflect a net initial yield of 9.1%.

Is this the biggest news of the week on the Liverpool forum? PNW doing their best to make it look like there’s actual activity going on here, but we’ve got no big developments being forwarded to planning, nothing about to go on site, planning committee with threadbare agendas. All we get is 10, 15, 20 year ahead proposals and endless consultations, everything is in the pending tray on an untidy office desk gathering dust.
