Character Group lets 138,000 sq ft Middleton shed

Comfy Quilts has signed a five-year lease on Infinity House off Townley Street, with an option to buy the unit for just shy of £10m.

Listed toy and games distribution outfit Character Group has declared the 138,000 sq ft Middleton shed surplus to requirements and, through its UK-based, wholly-owned, property investment subsidiary Q-Stat Limited, has agreed a lease with Comfy Quilts. The tenant, which is owned by the Moryouseff family and sells bedding, will pay £773,000 a year for the unit.

The lease does not include the site’s 19,000 sq ft office complex.

As part of the deal, Character Group has granted Robertsbridge Property Co, a company connected to Comfy Quilts and the Moryouseff family, an option to acquire the 7.5-acre site – inclusive of the office complex – for £9.8m.

The option expires on 30 June 2026. If it is exercised, RPC would pay 10% of the full purchase price up front and the remainder upon completion of the deal.
