Caddick starts on £16.3m Warrington industrial

The 161,000 sq ft project is the third phase of the Cavendish Warehouse development at the Patrizia-managed Birchwood Park.

Caddick Construction has begun work on the £16.3m flexible warehouse space in Warrington, with construction expected to complete late in the first quarter of 2023. The third phase will include two 19,000 sq ft warehouses, a 29,000 sq ft warehouse and a 94,000 sq ft warehouse.

Each unit will feature a secure yard, on-site parking, and be situated within easy access of Junction 11 of the M62.

Martin O’Rourke, commercial director at Birchwood Park, said: “This third phase of our Cavendish Warehouse development allows us to plug the gap for premium, flexible industrial space of this size in the Warrington area. We’ve taken on board experience from initial phases of the development and placed an emphasis on meeting the needs of current and future occupiers when adapting this space.”

He continued: “We’re looking forward to delivering the same impeccable standard that Birchwood Park is renowned for, and we’re excited to see continued growth within the park in this next chapter in our industrial development.”

The scheme was designed by AEW Architects. Warrington Martin is the project manager and quantity surveyor.

BDP Structural is the structural engineer and Turley is the planning consultant. Crookes Walker provides advice on M&E. Vectos is the highways consultant.

The development follows the successful second phase complete in 2020, with all units let in nine months.

B8 Real Estate and JLL are joint agents acting on behalf of Birchwood Park.

Birchwood Park is owned by Warrington and Co, the business arm of Warrington Council.
