Bruntwood SciTech’s £1.4m reset of Pinnacle begins

The refurbishment of the 28,500 sq ft office block, part of the wider Pall Mall redevelopment, is due to complete in autumn and has already attracted several tenants.

Pinnacle’s £1.4m refurbishment signals the start of the next phase of the Pall Mall office development on King Street in Manchester, which will ultimately see the two blocks combine into one wider scheme.

The works are being delivered by Bruntwood SciTech’s in-house design team, alongside Sheppard Robson, Cubic Works, Dragonfly, Booth King, H&O Electricals, Lecs UK, and Bespoke Fire.

Upgrades include transformed workspaces, reset lift lobbies, showers, and a vanity suite. On-site amenities include a gym, café, breakout areas, and a ‘contemplation room’.

A redesign of the reception at the foot of the block will see the 10-storey Pinnacle bridge directly into the wider £25m Pall Mall scheme, connecting the blocks via a new entrance on King Street.

Four of Bruntwood SciTech’s existing tenants are set to move into Pinnacle. Liberty Speciality Markets is to take 1,900 sq ft, moving in from nearby Bloc, and law firm Napthens is to make its first foray into the Manchester office market, with the scheme set to host a 2,600 sq ft branch.

Stephen Faulker, managing director at Napthens, said the move was “the next step in our journey of strategic growth”, adding, “this expansion is a testament to the talent, dedication, and ambition of our people”.

In addition, MyHomeMove, an arrival from another Bruntwood SciTech scheme, Centurion House on Deansgate, will take 2,600 sq ft. Travelers Insurance has also doubled its presence at Pinncale, signing on for 5,200 sq ft.

“It’s a testament to this investment that we have already seen such strong interest in the last remaining workspaces, but also the strength of the ecosystem that we have created across the city, with all of Pinnacle’s new customers moving and expanding from within the existing Bruntwood SciTech portfolio.

“Pinnacle – and the wider Pall Mall redevelopment – reflects the demand for quality, sustainable, and connected workspace in the heart of the city.

He added the developer’s focus was to provide businesses with the space to “innovate, collaborate, and grow”, calling Pall Mall one of Manchester’s “most exciting new business communities”.

The first phase of Pall Mall is due to complete simultaneously with Pinnacle’s upgrades, allowing the full 120,000 sq ft scheme to open its doors in autumn this year.

Secure bike storage and EV charging are to be provided, aligning with Bruntwood SciTech’s sustainability efforts, backed by a BREEAM Very Good and EPC A rating.

Pinnacle will be topped with a roof terrace with panoramic city views.

Bruntwood SciTech, the joint venture between Bruntwood, L&G, and the GMPF, acquired the Pinnacle at Pall Mall in October 2024.

The developer recently saw its £6m revamp of the 35,000 sq ft 117-119 Portland Street in Manchester completed by Cubic Works.
