Shenton buys and fills Deansgate office space
Shenton Group has acquired the long leasehold of the 12,400 sq ft of workspace at Halifax House in Manchester.
EMM Properties sold the office element of the development to the investor. Shenton Group has since let the space to M R Negotiators and Desk, a serviced office provider, for the next five years. The occupiers will pay £23/sq ft.
The ground floor of Halifax House, whose freehold is owned by Pugh Davis, is let to Sainsbury’s and Ellis Brigham.
While the building is now fully let, Shenton is working with OBI to design and implement a full refurbishment of the common areas to futureproof the building.
Shenton Group is looking to add to its portfolio of city centre assets, which also includes the No. 1 Chepstow Street, whose ground floor is let to McDonald’s.
Colin Shenton, chief executive at Shenton Group, said: “Halifax House is a highly prominent and well-known building on the corner of Deansgate and Bridge Street.
“Our Manchester city centre commercial portfolio exceeds 200,000 sq ft and is 93% let. We are actively seeking new acquisitions and Halifax House fitted the bill perfectly due to its location, lot size, large floor plates and potential to add value.”

LOL. They haven’t filled the space at all. An empty office space you can rent by the hour is still an empty office space. Convert it into apartments.
