Mileway lets 170,000 sq ft to fancy dress JV in time for Halloween

Rubies and Smiffys will occupy a unit off Pighue Lane in Liverpool for the next 10 years.

Mileway has confirmed it has let the 170,000 sq ft Old Swan unit to the pair of costume manufacturers, who will move into the building this month “under a joint venture agreement”.

Features of the fancy dress warehouse include racking capacity for up to 14,000 pallets, nine-metre eaves, 13 dock-level loading doors, a 500 kVA power supply, and a two-storey office and amenities block.

Fran Hales, head of portfolio and marketing at Rubies said the deal had been done ahead of an important time for the fancy dress industry.

“This strategic move represents our dedication to serving our customers better, especially in time for the Halloween season,” she said. “The modern facility and upgraded technology will allow us to fulfil orders more efficiently, ensuring timely delivery and increased stock availability.”

Elliot Peckett, sales director at Smiffys, said the move is all about providing a better service to consumers.

“Our customers are at the heart of everything we do, and this move to our new Liverpool location will ensure an improved and optimised process for every order that leaves our distribution facility,” he said.

B8 Real Estate advised Mileway on the deal.

The letting is Mileway’s second large North West letting in a matter of weeks having secured the signature of Eurosonic for the former Sambro unit in Bury in June.

“We worked closely with Rubies and Smiffys to meet their specific and tight scheduling requirements, successfully ensuring disruption was kept to a minimum,” said Andrew Jones, Mileway managing director for the UK and Ireland.
