Brooklyn doubles Warrington ambitions with 500-home vision
Having consulted on plans for 250 homes off Clay Lane in 2021, the landowner is back with proposals for a scheme that is 100% larger.
Brooklyn Holdings wants to build 500 homes on 27 acres east of Clay Lane in Burtonwood.
Plans have not been formally submitted, instead, a screening opinion has been sent to Warrington Council.
This document, written by environmental consultants Appletons, requests the council not require an environmental impact assessment. EIA screening opinions are often the precursor to the submission of planning applications.
The document outlines Brooklyn Holdings vision for the development, which features two- and three-storey houses and a medical centre as well as areas dedicated to elevating biodiversity.
The site is currently designated as Green Belt but the developer claims the land meets the criteria for Grey Belt.
Grey Belt, a land designation brought in by the Labour government, is land that fails to meet the criteria for development. It was introduced to free up more land for hosuign development.

I think this is an excellent plan and should hopefully provide many affordable homes for the wider Warrington community. I also salute the inclusion of a medical centre and associated parking. Perhaps room for a convenience store also? For far too long the NIMBY crowd have stifled development across the country. Let’s get Britain building.

This area is horrendous for flooding and stopping traffic from moving through the village. Wouldn’t take one of these houses if they were free – one word springs to mind… DAMP!
