Aston Cox pivots in Morecambe due to lack of industrial demand

The developer is forging ahead with plans for a gym and drive-thru coffee shop while reducing the amount of employment space proposed in earlier plans north of Mellishaw Lane and east of the town centre.

Landowner Aston Cox has applied for permission from Lancaster City Council to change the make-up of its Mellishaw Lane scheme, which previously proposed around 18,000 sq ft of industrial units and a 2,000 sq ft MOT centre.

The revised plans propose a 12,000 sq ft gym, to be let to PureGym, a 1,800 sq ft coffee shop, and just 8,300 sq ft of industrial space across five units. Six EV charging spaces are also included and the MOT garage remains part of the plans.

The shift in approach is a result of a lack of demand for the employment space original proposed.

A marketing report submitted with the application states that “current market demand for [the units] is centred on commercial occupiers requiring flexible Class E accommodation rather than traditional industrial or storage uses”
