Ask tables plans for 304,000 sq ft First Street office 

Proposals for a 13-storey building have been lodged with Manchester City Council, while plans for a student accommodation scheme on a neighbouring plot are due soon. 

Ask’s 304,000 sq ft office development marks the latest phase of commercial development at First Street, where BAM recently started work on a 130,000 sq ft civil service hub. 

The office will “outstrip even 9a in its sustainable construction and performance”, according to a planning statement by Deloitte. 

Designed by Jon Matthews Architects, the office scheme is targeting a host of environmental accreditations, including NABERS 5.5*, BREEAM Outstanding and an EPC A rating. 

In addition, the planning statement states that the scheme will help Manchester meet continued “strong occupier demand and take-up rates”. 

Last week, Place North West reported office take-up in 2022 exceeded 1.2m sq ft. 

In October, Ask and Vita launched a consultation on proposals for plot 10 at First Street. The developers plan to divide the site in two and deliver the office and a 600-bed student scheme. 

The student scheme, which will be the subject of its own application, is designed by Tim Groom Architects. The complex will feature a ground-floor food hall and be operated under Vita’s House of Social brand.

Lovely, more offices more jobs. Someone thinks there is money to be made still despite the downturn. Of course this is Manchester..always planning for the future.

What a great addition to First Street. Looking forward to 9a too. I think this is also the first sustainable office development in Manchester which isn’t actually green. 🙂
