Wrexham signs off 137 homes

SG Estates, on behalf of Daniel Andrews, has received permission to develop 12 acres of greenfield off Wrexham Road in Rhostyllen.

Wrexham County Council’s planning committee unanimously voted to approve the scheme following an officer’s recommendation.

Saer Architects has designed the development, which comprises 24 two-, 50 three-, and 41 four-bedroom homes, in addition to 22 one-bedroom apartments at the site’s northern end.

Outline permission for a 223-home development on the wider site has been held since 2007.

The Rhostyllen neighbourhood will offer five acres of public space, including a children’s playground.

Parking for 82 cars would also be provided, with the site accessed via additional junctions off Wrexham Road.

Viability constraints have restricted the developer’s ability to provide an affordable housing offer within the scheme.

During the planning committee meeting this week, councillors moved to add a condition that plans to create a footbridge to the development over the neighbouring rail line would be considered and brought forward by the developer.

A large ash tree facing Wrexham Road will be protected under a tree preservation order due to its “quality and impact on the area”.

Cameron Rose Associates worked alongside SG Estates to bring forward the application to Wrexham County Council.
