Anwyl acquires 12-acre Warrington airbase
The housebuilder has taken control of a piece of land at one of the North West’s largest mixed-use development sites and plans to deliver 153 homes.
Anwyl Homes has bought the 12.7-acre site from M2 Group.
The site represents phase five of Omega Business Park – the redevelopment of the former RAF Burtonwood, a 600-acre airbase.
Working on behalf of the vendors was the senior director of CBRE, Kieran McLaughlin. Deloitte acted for Anwyl.
John Grime managing director of Anwyl Homes Lancashire, said: “The Omega development has created a vibrant new neighbourhood in west Warrington. It’s proven to be a very popular location for families and commuters, with easy access to motorway and transport services.
“We’ve been keen to be a part of the new neighbourhood and are pleased to have acquired one of the last remaining parcels of land here.
“We plan to build 153 homes – 115 private sale properties and 38 affordable homes – to cater for local needs.” He added.
Outline planning permission for the development has already been granted.
Anwyl has made it clear that it wants to offer a good range of family homes – at market rate, family homes with three-, four- and five-bedrooms have been proposed.
Two- and three-bedroom homes have been reserved as affordable, which will include a mix of starter homes, shared ownerships, and properties with affordable rent rates.
The plans for the 153 homes include the installation of air or ground source heat pumps.
Anwyl Homes confirmed that all of the houses will be built in line with government regulations concerning accessibility and electric vehicle charging provisions.
The development will be named Eagles Green, in a light homage to the former Burtonwood RAF base motto.
Though Anwyl has acquired the land, the firm is still waiting for reserved matters approval.
Omega Warrington is a subsidiary of M2 Group, and the Omega site is being developed through a partnership between Omega Warrington and Homes England.
Construction on the Omega site was initiated in 2012, and since then Omega has completed more than £70m of infrastructure as well as developing around 7m sq ft of logistics and manufacturing space.
Omega has sold six residential sites to various housebuilders with the potential for the delivery of 1,150 homes.

“Their professionalism enabled the sale to be completed in a swift manner and we wish Anwyl all the best with their development.”
Great that another Omega plot is being developed for housing. But which transport services does the site have easy access to – the hourly no. 13 bus? Hopefully the frequency will at least double with S106 monies.

The local residents still waiting for the amenities proposed in the original planning ‘sell’. So where is the lake, hotel and small shops? McDs is not what we were sold.

I feel it is about time that house builders consider the elderly customers who are wanting suitable accommodation to move into in their old age. Many elderly people will be wanting to move to bungalows as they don’t want to have to cope with stairs or have stair lifts put in their house-I am one such person! I have already fallen down my stairs from the top to the bottom and broken 3 ribs. I don’t want to have another fall downstairs, so I am looking to find a suitable bungalow but there aren’t many around in Great Sankey and I want one that doesn’t need a lot of work doing to it. I would hope that house builders would consider the elderly customers and build a few bungalows on their new developments. I am sure they would be snapped up.

To much traffic noise from the M62 and Burtonwood road no schools, no bus routes

Does this development include a doctor’s surgery, school or dentist? Would be great if it did as houses are continually being built without these important features.

There used to be lapwing birds and great crested newts in the ponds there. So good for walks and people’s health, both for cleaner ait and mental health. All destroyed for profit. The houses will be crammed in and life for everyone there and nearby will be poorer.
