Angel Gardens tops out

The 35-storey development at Manchester’s Noma, one of the largest build-to-rent projects outside London,  has reached its highest point, around 12 months after Caddick stepped in to replace collapsed contractor Carillion.

Brought forward by Moda Living and Apache Capital, the scheme features 466 apartments for private rent, ranging from studios to three-beds, while amenities include a gym, communal lounges, roof terraces, and co-working space.

The building’s concrete core has already been completed while the glass and aluminium curtain walling is set to finish in July, with a show apartment to be opened in the coming months.

Handover will be on a phased basis, with the first apartments completing in summer followed by the penthouses in late autumn.

Caddick, Moda’s sister company, was drafted in to take over the project in January last year after the collapse of Carillion. The move saw Caddick take on 20 ex-Carillion staff and the job has remained on-time as a result. Work started in late December 2016.

The development is backed by an £85m development loan from German bank Deutsche Pfandbriefbank. The architects are HAUS Collective and Fuse Studios, with landscape architecture by Planit-IE, while Deloitte acted as planner.
