AM Alpha eyes 2027 finish for Debenhams development
Main contractor Domis Construction is on site turning the former Manchester department store into a mixed-use retail, office, and leisure space.
The development, known as Rylands, has been ongoing since 2022. The completion of works is now expected in spring 2027.
Plans submitted by AM Alpha detail 10 storeys of mixed-use floorspace and the creation of a shopping arcade on the building’s revamped ground floor, with public access from Market Street.
In addition, the upper floors will be converted into office space – and a four-storey extension will create an additional 40,000 sq ft of offices.
Enabling works on the site began in 2022. This phase of the project was completed by contractor Russell WBHO in 2023.
Domis Construction is charged with the full refurbishment of the building.
Stephan Schmid, senior vice president at AM Alpha, said: “Rylands is a pioneering scheme that, once complete, will set a new precedent for mixed-use schemes in Manchester.
“Such an ambitious project takes time and is subject to team changes throughout the build process.”
He continued: “Domis is an experienced construction operator that understands our vision for the site.
“The contractor will play a vital role in bringing our meticulous plans to fruition during this next stage of the project, so that the people of Manchester can enjoy Rylands for decades to come.”
Kingsley Thornton, managing director at Domis Construction, added: “The Rylands development piqued our interest when plans were first announced, so it’s fantastic to be brought onto the team at such an exciting stage.
“It’s an ambitious brief to refurbish such an iconic building, and it’s great to have hit the ground running with construction activity.”
He continued: “Our team has a strong history of delivering exceptional projects across Manchester and the surrounding areas, benefiting from local knowledge and an understanding of the community.”
“We’re excited to play a crucial role in bringing Rylands into use in the heart of the city.”
Renders for the site, designed by Jeffrey Bell Architects can be viewed here.
OBI Property and Barker Proudlove are also on the project team.
Wonderful iconic building. It will be great to get this back into use.

All very promising. This is a part of the city centre that desperately needs a boost. Nice to see a fine old building getting a refurb, rather than yet more soulless new 50-storey boxes for the rich.

Oooooh yet another listed building being refurbished in Manchester

I agree with Francis that this part of the city centre needs a boost, the Arndale is a blot on the landscape in particular the Arndale carpark which needs demolishing.
