Imperial Court conversion clears planning hurdle

Seth Real Estate’s plan to turn the former HMRC office block into 95 apartments will now progress to a Gateway 2 submission.

The developer is working with NC Architecture and Broadgrove Planning & Development on the project. is With approval now granted by Liverpool City Council, the team is gearing up for a submission for Gateway 2 approval from the Building Safety Regulator.

The 10-storey block sits in the Castle Street conservation area, and is not listed.

Under the project, 85,000 sq ft of vacant office space is to be redeveloped into 64 one-bed flats and 31 with two bedrooms.

Imperial Court’s conversion will see new windows introduced and cladding modernised. The ground floor space could accommodate office, commercial or restaurant uses. Amenities will include a gym of more than 1,000 sq ft, co-working spaces, music/recording studios, a yoga room and a games room.

That represents a reworking of the original plan for 106 apartments – 73 one-bed and 33 two-bed, which was scuppered by light concerns when Liverpool City Council considered the permitted development rights application in May.

HMRC vacated the building and several others when it consolidated its Liverpool operations into the 270,000 sq ft India Buildings.

Seth Real Estate is also working with NC Architecture on the conversion of Coopers Buildings into an aparthotel, which is now on site.
