Wrexham approves 43 sheds
After being stuck in planning for four years over nutrient neutrality concerns, FI Real Estate has at last received permission to build 80,700 sq ft of industrial units on eight acres off Bridge Road.
Wrexham County Council met on Monday to debate the application, ultimately voting in its favour.
The scheme sits within the Wrexham and Flintshire Investment Zone, which was announced last year. Being part of the investment zone means that 50% of non-domestic rates incurred at the refreshed Bridgeway Centre complex could be retained by the local council.
FI Real Estate had first put forward plans to transform the existing Bridgeway Centre into a more modern industrial estate in 2022. However, concerns over phosphorous had led to the application languishing in planning purgatory until now.
A nutrient neutrality statement accompanying the application shared how through surface water drainage systems there would be no increase in phosphorous being distributed into the nearby waterways.
FI Real Estate’s project is two-fold. The first focusses on full planning permission for 30 units of between 990 sq ft and 1,600 sq ft, totalling 36,100 sq ft.
This first phase would include 53 parking spaces.
The second is for outline permission for another 13 units of between 3,200 sq ft and 8,400 sq ft in size. These would total around 44,600 sq ft.
The second phase would include 113 parking bays.
Modern City Architecture and Urbanism designed the scheme for FI Real Estate, with Plan Red heading up the planning application process.
The project team includes UES, Prime Transport Planning, Sutcliffe, Barnsley Marshall, and MD Landscape.
