Tandem makes £2.84m Trafford Park debut
The investor has acquired a vacant 18,500 sq ft unit and has designs on upgrading it.
Tandem Investments has splashed £2.84m on Unit E at Ashbridge in Trafford Park from the W. Maher & Sons pension scheme.
The firm intends to refurbish the unit, which boasts a 1.84-acre yard, this summer.
The project will include replacing the roof and cladding, upgrading the lighting, toilets, and office accommodation. Tandem anticipates the work will bring the unit up to an EPC A rating.
Chris Lloyd, director at Tandem, said: “Trafford Park is a location that appeals to investors and given its history, location, existing occupier base and unrivalled connectivity, we are well positioned to capture growth.
“We are excited to complete the rebrand, refurbishment and deliver a product worthy of its location. We have raised significant funds and seek to acquire similar assets.”
Zaman Roberts represented Tandem on the deal and Savills, Roberts Vain Wilshaw, and Brian Birtwistle Property Consultancy acted on behalf of the vendor.
Rehan Zaman, director at Zaman Roberts, said: “Trafford Park has everything – the biggest shopping centre in the North, major logistics buildings and the forthcoming masterplan for the Manchester United complex.
“A small warehouse on a large site in a prime Trafford Park location is hard to find, so we are pleased to have advised Tandem on this transaction.”
