X1’s £44m Salford PBSA block completes

Contractor Bridgestone has handed over the 10-to-15-storey block to the developer, paving the way for students to move in.

Billed as ‘luxury student accommodation’, the £44m Leach Rhodes Walker-designed project comprises 353 fully furnished apartments, with rents starting at £225/week and rising to £240.

Residents within the Salford scheme will benefit from all-inclusive bills, a gym, bike storage and repair facilities, and a communal roof terrace found on the tenth floor.

Work on the scheme, which is X1’s eleventh development in the North West, began in early 2023. The project’s second phase will commence once a planning application has been approved.

In addition, X1 is pressing ahead with a 396-bed PBSA block off Lissadel Street, just to the north of Cheltenham Place. Plans for that project were lodged in January.

Cheltenham Place sits on 0.4 acres off Frederick Street, opposite X1’s The Campus PBSA scheme, which is 100% let.

Nick Sweeney, chief executive of X1, said: “Today marks a significant milestone with the official opening of X1 Cheltenham Place.

“Situated in a strategic area with excellent accessibility for both students and working professionals, the building combines convenience with modern living, making it an ideal choice for residents.”

He continued: “We have high hopes for the planning approval of our next project and look forward to working alongside Knight Knox again to bring another development to market.”

Samantha Jones, marketing director at Knight Knox, which partnered with X1 on the scheme, added: “Knight Knox has worked with X1 exclusively since 2012, bringing over 5,000 student and residential apartments to market in cities across the North West.

“Our longstanding partnership is a testament to the ongoing demand for stylish accommodation for students and working professionals, as well as the appetite for high-yield opportunities from property investors worldwide.”

The project team included Zerum as the planning consultant, Savills as the client advisor, TACE, Clancy, DEP, Turley, RBA Acoustics, BB7, Penny Anderson Associates, and Mosodi.

They didn’t have an ARCHITECT on the team, who cares who the planning consultant or client advisor was?

Not to be all “back in my day..” but, back in my day (barely 20 years ago) my student digs (a private rental) was £50 per week with all bills included. How can they justify these prices?

so predictable – “the £44m Leach Rhodes Walker-designed project”, last time I was in there I’m sure LRW were still architects. Quite good ones actually! The architect can only spend as much money on the design as the clients will let them.

it’s ok Salford council giving planning permission for all these horrible blocks of flats at extortionate rents, but a bit of common sense would surely be to give them car parking…. we in surrounding area pay for permits…. Unfortunately it does not cover weekends and some residents end up parking their cars miles away…. Stupidity comes to mind…..
