Work wraps on £6m Rochdale healthcare facility
Caddick Construction has finished building United Healthcare Developments’ Milnrow & Newhey Medical Centre, which is net zero in operation and has a BREEAM rating of Outstanding.
The £6m healthcare hub sits off Newhey Road in Rochdale and has a secure car park. The building comes in at 48,100 sq ft across three floors filled with consultation, examination, and treatment rooms – as well as meeting areas.
Milnrow & Newhey Medical Centre is the second project Caddick has worked on for United Healthcare Developments. The other is the Carlisle Healthcare South Hub, which also boasts BREEAM Outstanding credentials.
Achieving the sustainability certificate came from focusing on fabric-first design, as well as integrated ventilation systems. PRP designed the scheme, which was granted planning permission in 2020 through the help of planning consultant NJL Consulting.
“Ensuring that sustainability is implemented throughout our operations, from design and build right through to the supply chain, is really important to us at Caddick,” said Paul Dodsworth, construction group managing director at Caddick.
“Which is why we’re aiming to become a net zero business by 2040 and are committed to embedding environmental sustainability specification into all of the projects we work on.
“We’re pleased to have been entrusted once again to bring United Healthcare Developments’ build and vision to life,” he continued.

£124 per sq ft? For a medical facility at Breeam Outstanding? Should get these guys to build all the hospitals and schools in the UK. Maybe they could have helped MCC at the Factory?
